Annual Maintenance Fee
Owners of properties in Douglas Crescent and 36-62 Palmerston Place have an obligation to pay the Douglas Gardens annual maintenance fee – this is enshrined in their title deeds. We welcome owners from outside Douglas Crescent and Palmerston Place to apply and become external key holders if they wish, by contacting the Chairperson. External key holders will pay slightly more.
There are currently 183 owners including external key holders.
The annual maintenance fee is due on 1 April each year. The amount is agreed by the Committee which is elected at the AGM, to which all owners/tenants and external key holders are invited.
Annual maintenance fee notice will be sent to owners/tenants and external key holders in March of each year and we ask you to pay promptly. Non-payment by a small number of owners/tenants/external key holders makes it very difficult to keep to our limited budget, as we have no outside sources of funding or grants. We depend, therefore, on owners paying on time and donations are particularly welcome.
The 2021 annual maintenance fee is £180 and £225 for external key holders. If your payment is received by the specified early payment date, you can take advantage of a prompt payment discount, reducing your subscription rate by £20.
All owners, tenants and external key holders are urged to familiarise themselves with the DCG rules & regulations. These help ensure the Douglas Crescent Gardens remain well maintained and are enjoyed by all.
Owners of Let Properties
The increase in the number of let properties can make the task of tracking down non-payers very difficult. As we may not have the address of the owner or their Agent, we will generally ask whoever is resident at the time to pay. However, the responsibility of payment of fees rests with the owner, but owners may arrange for tenants to make the payments. A fee must be paid for each household in Douglas Crescent and 36-62 Palmerston Place. You may wish to ensure that this matter is clearly set out in any tenancy agreement.
